The landscape of Melrose, a central Phoenix community teetering on the verge of becoming an urban hotspot, continues to change. New funky shops are moving into the neighborhood. And a California developer will now be moving forward with plans to build Melrose Point, a condo project with towers as high as 120 feet. The project, Melrose Point, proposes to bring a mix of condominiums, retail and office space to the flourishing urban community along Seventh Avenue between Camelback and Indian School roads. More…

The proposed increases, yet to be fully debated by the City Council - and there are already arguments about the impact on small business construction or expansion - would set the fee at $11,090 for a new single-family home. The present fee is $7,905. There are separate fee schedules for commercial, office, business park, light industrial, warehousing, manufacturing and hotels and motels. More…

Mesa is getting ready to require developers, and ultimately people who buy new homes, to pay thousands of dollars more for each home built in the city. The City Council on Thursday is expected to get its first look at a study evaluating the city’s impact fees, which are among the lowest in the Southeast Valley. The fees help pay the cost of infrastructure like streets, sewers and fire stations necessitated by growth. More…

A developer plans to begin selling 122 estate-sized lots for multimillion-dollar custom homes in north Scottsdale this spring. Situated near Alameda Road and the future alignment of 122nd Street, lots at Sereno Canyon will average 2.5 acres in size and range in cost from the $700,000s to $2 million, said Jim Buckley, director of sales for Harvard Realty Services. “Hundreds (of people) have shown interest,” Buckley said. “It’s literally the last best piece of undeveloped property in Scottsdale.” More…

WEST VALLEY - Four active-adult communities in the West Valley have been ranked Arizona’s best by the state’s largest business opinion poll. “Ranking Arizona: The Best of Arizona Business” is produced annually by Arizona Business Magazine. Voters choose their favorites in more than 250 business and leisure categories, and the 2007 edition will be released this month. More…
