Developers forge ahead with plans to build condo towers, despite rocky housing market

The Phoenix housing market remains sluggish, but an Israeli company is fast-tracking a proposal for three 34-story condominium towers at Central Avenue and McDowell Road. Steady new-home sales are a good sign for market

Resales across metropolitan Phoenix were down again in August, but new-home sales held steady. It could be a sign that the thousands of speculatively built homes across the Valley are selling while builders are pulling back on putting up more new ones. Both moves will help the resale market because fewer listings mean less supply.  More…

Chateaux on Central set to debut Nov. 5

The long-awaited brownstone mini-mansions being built at Central Avenue and Palm Lane will open to the public Nov. 5. Chateaux on Central has been a few years in the making and its backers have cleared several hurdles, including threat of foreclosure, construction delay and finally bankruptcy. Leasing prices up as industrial buildings try to be aesthetic

The new warehouses, distribution centers and manufacturing plants dotting the Valley’s freeways look more like upscale office complexes than industrial buildings. They have textured exterior facades, large inset glass windows, corner “pop-outs” and other features that are a stark contrast to the unattractive and unimaginative buildings constructed in decades past.  More…

NEW YORK - The sugar rush that the Federal Reserve gave the stock market with a larger-than-expected interest-rate cut surely has gone to investors’ heads. It’s time for a reality check. Surprise condos now open

Park Place condominiums, which opened to the public last month, is a preview of other upscale condo projects expected to land in Surprise. Multifamily housing gains steam

Phoenix planners have seen the future, and it looks a lot like Desert Ridge. With a new citywide emphasis on density and height to accommodate ongoing growth, the northeast Phoenix master-planned area seems to fit the bill perfectly. When complete, about 10,000 of the estimated 24,000 residential units in the 5,700-acre area will be what Phoenix considers “multifamily units.”   More…

Office rent, vacancies on the rise

Businesses are paying higher rents for office space across the Valley than they were a year ago, new figures show. Real-estate brokerage firms Cushman & Wakefield of Arizona Inc. and Colliers International released their third-quarter office market reports for metro Phoenix on Tuesday. The numbers, although not identical, show that vacancy rates for all property types increased slightly from a year earlier and that lease rates are still climbing.  More…

Ellman buys 50% of project in Surprise

Valley developer Steve Ellman has bought a 50 percent stake in a 3,000-acre master-planned community in Surprise whose price tag last year was estimated at $1 billion. Plans for Asante, now under construction along a 6-mile stretch of Grand Avenue northwest of Loop 303, call for about 14,000 housing units, 110 acres of commercial space, schools, spacious parks and fire stations.  More…
