Sun Health plans $110 mil expansion

Sun Health plans to invest more than $110 million in the next three years to expand hospital facilities, build satellite offices and increase its workforce. “We’ve got many different projects going on,” said Keith Dines, Sun Health executive vice president for strategic development. “It’s a good time to have my job.” Sun Health Del E. Webb Hospital will build a six-story, 175,000-square-foot patient-care tower as part of an $85 million investment. The tower will include an emergency room, 70 additional surgical beds and two floors that can be built out to accommodate another 76 beds. The new emergency room will be able to service about 85,000 patients a year.  More…

No-chain stores allowed at Scottsdale’s Southbridge

Fred Unger has a history of restoring old buildings and turning them into character-laden businesses, but Southbridge may be his most ambitious project to date. He is, after all, the man who made a living buying and renovating old real estate like the Royal Palms Resort and the Hermosa Inn. Now, he has turned his attention to a portion of downtown Scottsdale. Three years ago, at the city’s behest, Unger gathered up all the asbestos-filled buildings he had accumulated south of Arizona Canal, tore them down and started constructing Southbridge. It’s a walkable lifestyle center at the seam of Scottsdale Fashion Square and Old Town Scottsdale, where luxury department stores give way to Indian jewelry shops.  More…

Arizona gives go-ahead to Zillow

Zillow.com, the popular real estate Web site, is in the clear for offering its home-value estimates in Arizona. Earlier this week, Gov. Janet Napolitano signed into law Senate Bill 1291, with an amendment that allows Zillow to operate in the state. The Arizona Board of Appraisal a year ago ordered Seattle-based Zillow to stop offering its property estimates because it does not have an Arizona appraiser’s license. Zillow President Lloyd Frink praised Reps. Michele Reagan and Barbara Leff for pushing the amendment that allows Zillow and other firms that offer automated valuation models to continue operating in ArizonaMore…

Grant helps Buckeye airport grow for Super Bowl traffic

Jerry Thiele wasn’t worried about the score of last year’s Super Bowl. When the festivities unfolded in Miami, he was keeping an eye on air traffic. As the airport manager of Buckeye Municipal Airport, he knew what happened in Florida airports as a result of the big game was a solid indicator of what to expect in Arizona come February. Thiele’s forethought has given Buckeye a chance to spruce up its airport with $1 million in improvements for the Feb. 3 Super Bowl. An Arizona Department of Transportation grant will expand the airport’s ramp by 85,000 square feet.  More…

Property rights vs. public improvements

A new state law billed as a property rights safeguard has dealt a blow to residents and city leaders who want to save old neighborhoods, create shopping districts or influence what is built in their communities. Little in Proposition 207 dealt with eminent domain: the power cities have to force property owners to sell. State moves to auction 8 parcels in NE Valley

The Arizona State Land Department holds thousands of acres of prime northeast Valley land, but it has yet to schedule auctions to dispose of it. Not one parcel is on the schedule for July or August, although eight parcels are on a presale list posted on the department’s Web site, www.land.state.az.us. Those parcels, all east of Cave Creek Road, will add almost 1,700 acres to the inventory of developable property when they are sold.  More…

Loop 101 corridor filling fast

The Loop 101 corridor between Tempe and Scottsdale is filling fast, as business parks along a 9-mile stretch on the Salt River Reservation are emerging between Via Linda and McKellips Road. As much as 10 million square feet of development is under construction, according to the economic development department of the of the Salt River Pima-Maricopa Indian Community.  More…

Northeast Valley housing costs vary

<Northeast Phoenix has some of the most expensive homes in town, with some regularly selling for more than $1 million. It also has some of the area’s least expensive places. A quick check of sales records shows that in April, one residence changed hands for $40,000. That older mobile home is five miles from neighborhoods in Desert Ridge, where one new home recently sold for more than $1.5 million.  More…

East Camelback plans multiply

A Scottsdale-based developer’s plan to build a mixed-used commercial project near 44th Street and Camelback Road could send some longtime Phoenix restaurants packing. Grace Communities wants to put in retail, office, residential buildings and a boutique hotel on about 7 acres behind the London Center office building at the intersection’s southwestern corner. The area has become ground zero for an ongoing battle between homeowners groups that want to preserve the neighborhood’s historic integrity and developers who see the location as a site with untapped commercial potential.  More…

Higher rents, lower vacancy in Chandler

Commercial rents in downtown Chandler are rising, and the vacancy rate is the lowest it has been in at least two decades. Rents have increased 10 percent in the past year and 35 percent in the past five years, commercial broker Bill Ryan said. Vacancy rates have plummeted as well.  More…

Central Corridor tower sells for $69 mil

A Spokane, Wash.-based real estate investment firm has paid $69.25 million for a 26-story office tower on Central Avenue, the second such transaction to occur in Phoenix’s Central Corridor in the past month. Crown West Realty LLC bought Phoenix Corporate Tower, 3003 N. Central Ave., from San Francisco-based Krausz Co. Inc.  More…
