Land auction price may set record

When the Arizona State Land Department sells a block of property in the Desert Ridge area on Tuesday, it could set a price record. It could be the final one established at Desert Ridge, a master-planned community between Mayo Boulevard on the south, Pinnacle Peak Road on the south, 32nd Street on the west and 64th Street on the east. Trust land houses are still years away

The Ellman Cos.’ winning $110 million bid last month for nearly two square miles of state trust land in Fountain Hills sets the stage for a major development of up to 1,750 homes. But don’t look for the dust to fly and framing crews to appear just yet. Zillow.com estimates draw fire, state ban

Hotel industry on a roll

Hoteliers hoping to cash in on more than $3 billion in investments in downtown and south Scottsdale are renovating and upgrading their properties, improving everything from landscaping and decor to hotel rooms and dining areas. The most recent addition to the downtown hotel lineup is the FireSky resort, which is the new name for the 204-room Caleo Resort, southeast of Chaparral and Scottsdale roads. San Francisco-based Kimpton Hotels & Restaurants has spent $4 million upgrading FireSky’s rooms, lobby and landscaping on the 9-acre property, said Mike Depatie, Kimpton president.  More…

Copper towns rev up for newest boom era

MIAMI - Faded copper boomtowns in the Pinal Mountains, 85 miles east of Phoenix, are about to boom again. Soaring copper prices have companies scrambling to open new mines in the mineral-rich Globe-Miami Mining District or restart older operations that were closed when metals prices plunged a decade ago. But the historic Gila County mining towns of Globe and Miami are not prepared to handle the renewed mining activity in the area and the up to 1,000 new jobs it is expected to bring.  More…

Commissioners OK ‘green’ condo plans

SCOTTSDALE - The Scottsdale Planning Commission on Wednesday approved a new condo development to be tucked in behind the Holy Cross Lutheran Church on Hayden Road. Modus Development won unanimous approval from commissioners for a 42-unit condominium complex that meets “green” building codes, including solar power, recycled water and underground parking to alleviate the urban heat island effect.  More…

Market in Valley rebounds in March

Metro Phoenix’s resale housing market showed some signs of life in March as the spring selling season kicked into gear. Sales of existing single-family homes in Maricopa County increased more than 25 percent from February to 5,385 as the market cycled out of its traditional post-holiday slowness, according to the realty studies program at Arizona State University. The median home price increased, as well, though at a slight 2.1 percent, bringing it to $265,470.  More…

Plaza Lofts creates small-town feel, at a high price

<NORTHEAST VALLEY - Alma Shapiro lives in the middle of a shopping center, and while that might seem chaotic for some, Shapiro likes the excitement. “If I’m bored, I go sit in the park,” said the retired resident of Plaza Lofts at Kierland Commons. “Someone always sits down. I’ll have a conversation.” Shapiro is one of about 50 residents living at the Plaza Lofts, a development of 30 units that opened about two years ago above the Kierland Commons retail stores. It’s a buyer’s market - like never before

Dave and Karen Rysdam got a jolt when pricing their Glendale home to put on the market. They wanted to sell in the low $600,000s, but their agent recommended an aggressive price in the low $500,000s. 6th new Mesa hotel is set

A relative newcomer to Arizona’s development scene already is making an impact with projects throughout the Valley, including yet another proposed hotel in Mesa. Troast Properties is executing projects in Glendale, Avondale and Gilbert, but the developer’s biggest mark in Mesa will come on the corner of Loop 202 and Recker Road; plans call for a hotel amid 25 acres of office, retail and restaurant space.  More…

Chandler’s Park Place under way

Construction has begun on Park Place, a 95-acre business park on the southeastern corner of Price Road and the Santan Freeway near Chandler Fashion Center.

Plans include two four-story hotels, retail stores and 2 million square feet of Class A office space, characterized by high-quality design and state-of-the-art technology.

“The Chandler market now has less than a half-million square feet of Class A space, and vacancies are very low,” said Phil Cyburt of California-based developer Cyburt Hall.


Cyburt Hall sold 38 acres to San Diego-based Douglas Allred Co. and 8 acres to the Wisconsin-based North Central Group for two hotels.

One hotel will be a Hampton Inn and Suites, the other a Homewood Suites.

David Allred, executive vice president of the Douglas Allred Co., said his plans include six two-story Class A office buildings on his 38 acres.
